Nishi-Nippon Railroad Enters Residential Land Development Project in Waxahachie, Texas

Nishi-Nippon Railroad will participate in a residential land development project in Waxahachie, Texas, partnering with local developer Alpine Start Development through a jointly operated project company. The site area totals approximately 84,100 tsubo (approx. 2.99 million sq. ft.). The project will comprise commercial parcels, townhome lots, and multifamily residential land, with phased delivery scheduled from October 2026 to January 2027.
Waxahachie is located within the Dallas–Fort Worth metropolitan area, an expanding suburban market. With strong demand for car-oriented suburban living and commutable access to the metro area, the location offers sufficient scale for integrated commercial and residential development.
This initiative marks a new step in the company’s overseas expansion strategy. Nishitetsu currently operates residential and income-producing real estate businesses across six countries—Vietnam, Indonesia, the United States, Thailand, the Philippines, and India. Building on its track record of joint developments across Southeast Asia, the company aims to broaden its business scope and diversify geographically by pursuing land development in a market with mature legal frameworks. Through a JV structure, the company will share local risks—such as permitting processes and site preparation—with its development partner.
Texas continues to see steady housing demand supported by population and job growth, driving ongoing development of single-family homes and rental housing in suburban locations. While this will be Nishitetsu’s first land development project in the United States, favorable outcomes could lead to additional opportunities in North America or expansion of its rental housing portfolio.
