Shinwa Real Estate Acquires Former ASICS Japan Headquarters in Koto Ward's Shinsuna

Shinwa Real Estate acquired the former ASICS Japan headquarters building in Shinsuna 3-chome, Koto Ward, Tokyo, in January 2026. The seller was ASICS, the major sporting goods company, and the post-acquisition name is (tentative) SHINWA BUILDING EAST.

The property is a two-minute walk from Minami-Sunamachi Station on the Tokyo Metro Tozai Line. Completed in 2014, the 15-story building has a typical floor plate of approximately 212 tsubo (approx. 7,500 sq. ft.). ASICS had owned it since completion, but ASICS Japan, which had its head office there, relocated in May 2025 to the 24th floor of JP Tower in Marunouchi 2-chome, Chiyoda Ward. In addition to offices, the building has sections usable as showrooms, service shops, and warehouses, and most of it is believed to have become vacant following the relocation.

Shinwa Real Estate, headquartered in Osaka, has had the planning and development of its Splendide and Dolce Vita condominium brands as its core business, but in recent years it has also been advancing acquisitions of office buildings (see related article: Shinwa Real Estate Acquires Office Building in Osaka's Tanimachi 4-chome). In February 2025, the Shinwa Group opened a Tokyo branch in Pacific Century Place Marunouchi, expanding its business territory in the Tokyo metropolitan area, and this deal is part of such moves.

In recent years, in addition to ASICS, companies such as Nissan Motor, Yamato Holdings, Ajinomoto, Megmilk Snow Brand, and World have also sold their headquarters buildings (see related article: World to Sell Kobe Head Office Building on Port Island, with Leaseback Planned, Shimizu Corporation Acquires Ajinomoto Head Office Building in Kyobashi). Against the backdrop of improving capital efficiency as well as the burden of renewing aging owned buildings and responding to talent acquisition and changing work styles, operating companies continue to separate their headquarters functions from real estate ownership.
