Tokyu Livable Acquires Small Office/Retail Asset Near Edogawabashi Station

Tokyu Livable has acquired the “Trinity Edogawabashi Building” in the Suidō 2-chome area of Bunkyo Ward. The seller was Real Partners. The property had just been acquired by Real Partners from Trinity Capital, resulting in a rapid flip within only one month.
The building is located a one-minute walk from Edogawabashi Station on the Tokyo Metro Yurakucho Line. It is a small-scale, four-story reinforced-concrete building completed in February 1986, with a Gross Floor Area of approximately 51 tsubo (approx. 1,820 sq. ft.). While it was originally registered as “office/warehouse” at the time of its 1986 completion, a change of use was made after 2017, and it is now registered as “retail/residential/workspace.” As the building aged, the tenant mix appears to have shifted from office-only use to a more diversified configuration.
Tokyu Livable is widely known as a major real estate brokerage company, but it also operates its own investment business. The Edogawabashi area enjoys solid demand for small office and retail spaces, benefiting from proximity to Kagurazaka and Iidabashi. Despite its compact size of roughly 51 tsubo, the rare one-minute station-front location suggests the acquisition may also position the buyer for future redevelopment or potential integration with neighboring sites.
