Mitsui Fudosan Completes Logistics Facility Near Iruma IC; Disaster-Response Hub to Be Developed in Partnership With Adjacent Outlet Mall

Mitsui Fudosan has completed Mitsui Fudosan Logistics Park Iruma I (MFLP Iruma I) in Iruma City, Saitama Prefecture, with Completion on Jan. 31, 2026. The multi-tenant logistics facility is adjacent to the Ken-O Expressway’s Iruma Interchange (IC), providing strong access for regional distribution across the Greater Tokyo area. It is also one of the few rampway (single-ramp) multi-tenant logistics facilities in the Iruma area. A key differentiator is its collaboration with the neighboring Mitsui Outlet Park Iruma, located immediately west of the site.

The facility is a four-story RC-steel hybrid structure with a Gross Floor Area of approximately 26,300 tsubo (approx. 935,838 sq. ft.). It features single-sided truck courts that allow 45-foot semi-trailers to berth directly on each floor. The building can be subdivided for up to 10 tenants and includes emergency power generation capable of supporting operations for 72 hours. Approximately 1.7 MW of solar panels have been installed across the rooftop, and surplus electricity generated on-site will be used at the adjacent outlet mall.

Mitsui Fudosan has also entered into an agreement with Iruma City to enhance regional disaster preparedness, establishing a disaster-response hub that links the logistics facility and the outlet mall. The company will provide a disaster stockpile warehouse beneath the rampway to the city, and the outlet mall’s employee parking area (approx. 7,000 sq m (approx. 75,347 sq. ft.)) will be used as a temporary evacuation site and staging area for relief supplies in the event of an emergency. This is Mitsui Fudosan’s first initiative to create a disaster-response hub by pairing a logistics facility with an outlet mall. The company also completed MFLP Tsukubamirai in Ibaraki Prefecture in May 2025 and is accelerating development of the MFLP series. Mitsui Fudosan currently operates 78 logistics properties in Japan and overseas, strengthening its presence in the sector.
