Construction Begins on Cold Storage Logistics Facility in Funabashi City — Tokyo Tatemono & Mitsui & Co Urban Development

Tokyo Tatemono Co., Ltd. and Mitsui & Co. Urban Development Co., Ltd. have begun construction on a multi-tenant cold storage logistics facility, T-LOGI Funabashi Nankai-jin, in Funabashi City, Chiba Prefecture. Construction commenced on February 2, 2026, with completion scheduled for October 2027. Leveraging its location approximately 20 kilometers from central Tokyo, the facility is designed to meet growing demand for short-haul deliveries to major consumption areas.

The development site is located in Nankaijin 1-chome, Funabashi City, with a site area of approximately 1,500 tsubo (approx. 53,500 sq. ft.) and a gross floor area of approximately 3,121 tsubo (approx. 111,500 sq. ft.). The project consists of a four-story, box-type building. The first and second floors will feature temperature-variable warehouse space (-25°C to +5°C), enabling storage of frozen, chilled, and fresh products. The facility will be equipped with 12 loading docks (three air shelters and nine dock shelters), along with two vertical conveyors and one freight elevator to support efficient vertical logistics operations.

Temperature-variable warehouse facilities capable of handling frozen, chilled, and fresh goods within a single building provide tenants with greater flexibility to adapt to changes in their business portfolios. By allowing temperature bands to be adjusted in response to seasonal demand and product mix changes, such facilities are better positioned to maintain stable occupancy compared with single-temperature, purpose-built warehouses. Combined with a multi-tenant design, the project achieves both risk diversification by reducing reliance on any single tenant and enhanced tenant attraction, supporting long-term operational stability.

The cold storage logistics sector is attracting growing interest from both domestic and international investors, driven by the expansion of e-commerce usage and the diversification of food supply chains. While large-scale logistics facilities have increasingly clustered around suburban interchanges, last-mile delivery for food e-commerce requires locations closer to end consumers. With a mid-sized facility of approximately 3,100 tsubo (approx. 111,500 sq. ft.) situated within 20 kilometers of central Tokyo, this project aligns with that locational strategy. Within Chiba Prefecture, GLP and JA Mitsui Lease Building are also developing cold storage facilities in Ichikawa City, signaling growing concentration of cold storage assets along the Tokyo Bay area.

From an environmental perspective, the project plans to reduce electricity consumption through the adoption of natural refrigerant (CO₂) systems, along with on-site power generation and self-consumption via rooftop solar panels, and is targeting CASBEE A certification. Given the high energy intensity of cold storage facilities, ESG considerations are increasingly becoming a standard requirement in logistics real estate development.
