Chuo-Nippon Land & Building Completes Retail-and-Office Mixed-Use Building in Front of Kitasando Station

A mixed-use building, Glamtree Kitasando, which Chuo-Nippon Land & Building has been developing in Sendagaya 3-chome, Shibuya Ward, was completed on January 30, 2026. The property is located a 2-minute walk from Tokyo Metro’s Fukutoshin Line Kitasando Station, on a corner site along Meiji-dori Avenue. The eight-story building is configured with retail on floors 1–4 and office on floors 5–8.
The building has a Gross Floor Area of approx. 577 tsubo (approx. 20,531 sq. ft.) and a site area of approx. 110 tsubo (approx. 3,914 sq. ft.). Greened balconies are provided on each floor, and the rooftop includes a tenant-only terrace with views toward the forested grounds of Meiji Jingu. The typical office floor plate (floors 5–8) is approx. 68 tsubo (approx. 2,420 sq. ft.). The office floors are designed with a column-free, efficient layout and a direct-to-slab ceiling to secure generous ceiling height.
For the planning and execution, Chuo-Nippon Land & Building collaborated with Realgate (total direction) and Line (design direction), both active in the Kitasando area. Realgate has planned and operated more than 24 creative office properties in the Shibuya area, including Kitasando and Sendagaya, and has a track record in the submarket such as the station-connected “STANTION kitasando” project developed in collaboration with Nishimatsu Construction. With a modern design anchored in earth tones, the project primarily targets creative companies with strong design sensibilities.
The property is positioned as an asset-turnover development project under the Chuo-Nippon Land & Building Group’s medium-term management plan theme of “strengthening business foundations and accelerating growth.” The company plans to invest JPY 500 billion by the fiscal year ending March 2027 in major urban redevelopment, condominium sales and overseas investments, among other initiatives, and intends to sell this property at an appropriate timing following completion. The company has been stepping up development activity, including completing the Chuo-Nittochi Hakata Ekimae Building in Hakata Ward, Fukuoka City in June 2025, and plans to launch new development projects in the Minami-Azabu and Minami-Aoyama areas going forward.
