Mitsui & Co. Urban Development Starts Construction on Compact Office Building in Minato Ward’s Nishi-Shimbashi

Mitsui & Co. Urban Development began construction in April 2026 on the tentatively named Nishi-Shimbashi 2-chome Office Project in Nishi-Shimbashi, Minato Ward, Tokyo. The project site is a four-minute walk from Uchisaiwaicho Station on the Toei Mita Line, a five-minute walk from Toranomon Station on the Tokyo Metro Ginza Line and a seven-minute walk from JR Shimbashi Station.

The building will be an 11-story office and retail property with about 592 tsubo (approx. 64,700 sq. ft.) of Gross Floor Area. The typical floor plate will be about 52 tsubo (approx. 5,700 sq. ft.), and all 10 office floors are expected to be marketed for lease as single-tenant, prebuilt office floors. A full-width balcony will be installed on the north side of the building, while the first floor will include a restaurant space of about 20 tsubo (approx. 2,200 sq. ft.), apparently aiming to capture retail demand from nearby office workers and visitors to the area.

Mitsui & Co. Urban Development owns and operates Hibiya Fort Tower, Hibiya Central Building and Bussan Building in the area. In January 2025, the company announced WORKING FORT, an urban compact office brand for central Tokyo, and completed the first property under the brand, WORKING FORT Higashi-Kanda, in September that year. This project appears likely to be the brand’s second development.
