Marimo Regional Revitalization REIT to Acquire Additional Land Under Yamada Denki Tecland Tokitsu Store for JPY 166 Million
Marimo Regional Revitalization REIT, Inc. announced on December 26, 2025, that it will acquire an additional parcel of land underlying the Yamada Denki Tecland Tokitsu Store, located in Togitsu Town, Nishisonogi District, Nagasaki Prefecture, for JPY 166 million.
The REIT originally acquired the property in August 2016 for JPY 1,116 million. However, a portion of the store site—approximately 643 tsubo (approx. 22,900 sq. ft.)—had been leased from a third-party landowner and used as part of the store’s parking area under a land lease arrangement. With this latest acquisition, the REIT will obtain ownership of the leased land, thereby consolidating fee simple ownership of the entire site.
The newly acquired land parcel has a site area of approximately 643 tsubo (approx. 22,900 sq. ft.) and is zoned for Neighborhood Commercial use. The overall property comprises a store site of approximately 2,324 tsubo (approx. 82,700 sq. ft.), including the newly acquired portion, as well as an off-site parking area of approximately 562 tsubo (approx. 20,000 sq. ft.).
By acquiring the leased land, the REIT aims to eliminate ongoing ground rent payments and reduce operating costs. Togitsu Town, which has a population of approximately 29,000, is a bedroom community adjacent to Nagasaki City. The property is located along National Route 206, an area with a high concentration of large-scale retail facilities that attracts shoppers from surrounding municipalities, particularly on weekends, making it one of the prefecture’s leading commercial corridors.
