Samty Forms Second Hotel-Focused Private Fund, Makes Additional Acquisition for Multifamily Fund

Samty Holdings has formed and begun managing its second hotel-focused private real estate fund. The company secured capital commitments from multiple domestic investors. Separately, Samty completed a second close for its approximately USD 500 million (approximately JPY 75.0 billion) multifamily asset fund established in December 2025 and additionally acquired properties totaling approximately USD 140 million (approximately JPY 21.0 billion).

The portfolio of the second hotel fund consists of three limited-service hotels with a total of 749 rooms located in Tokyo, Kyoto and Hida Takayama. The hotels are operated by A.A.P.C. Japan, the Japanese subsidiary of France-based AccorHotels. For the multifamily fund, Samty additionally acquired 12 newly built properties with a total of 628 units that Samty developed or sourced. The properties are located in major areas of Tokyo, Osaka and Nagoya.

Since going private in January 2025, Samty has been working to transform itself into a fully integrated real estate investment and asset management platform. Its fund assets under management have expanded to USD 3.6 billion (approximately JPY 540.0 billion), while capital raised from external investors has reached USD 1.6 billion (approximately JPY 240.0 billion). Unlike the first hotel fund, which was co-managed with EastGate Group, the second hotel fund is being solely raised and managed by group company Samty Asset Management. In the multifamily fund, Samty’s largest shareholder, Hillhouse Investment Management, participates as general partner through its real estate investment arm Rava Partners, and the fund is managed under a strategic partnership with a sovereign wealth fund.
