Bertz Corporation Acquires Oceanfront Land for Residential Lot Subdivision in Nago City

Godo Kaisha Bell, a group company of Bertz Corporation, acquired land in Nago City, Okinawa Prefecture in July 2025. The site is an approximately 4,400 sq m (approx. 47,360 sq. ft.) parcel (approx. 1,331 tsubo (approx. 47,360 sq. ft.)) located in Yamiribaru, Nago City, and is planned for a luxury-oriented residential lot subdivision. The seller and transaction price were not disclosed. The transaction involved a direct purchase of the real asset (land).
The property is an oceanfront site in a rare location with a private beach. With unobstructed views free of man-made structures, it offers front-row vistas of the beautiful sea characteristic of northern Okinawa. It is also accessible, with an approximately 15-minute drive to central Nago City, providing convenient access to the downtown area of Nago City, the largest city in the northern region.
Bertz Corporation has a long track record of condominium subdivision development for sites with boat mooring capabilities and properties with exceptional views in Kanagawa’s bay area (Yokohama, Shonan, Kamakura, Hayama, Zushi), and expanded into Okinawa five years ago. After touring many properties across Okinawa Island, the company focused on the site’s scarcity—its oceanfront location, private beach, overwhelming views, and convenient access to the city center—which led to the acquisition.
Okinawa Prefecture’s land prices have risen for 12 consecutive years, and in 2025 posted an approximately 6.1% increase on an all-uses average basis. In the northern area as well, new large-scale tourism facilities have continued to open, and visitor counts have been trending upward. Bertz Corporation expects second-home and villa demand aimed primarily at high-net-worth individuals in Japan and overseas, supported by the tourism recovery and the weaker yen. The company also analyzes that oceanfront sites face strong supply constraints and are difficult to substitute, giving “uniqueness” pricing power. By maximizing the scarcity and view value of a seafront location, the company plans to limit the number of lots and position a high value-added subdivision emphasizing brand appeal and experiential value, with the goal of realizing profits through sales at premium prices.
