Chuo-Nittochi Solutions Acquires Office and Residential Building Near Shinjuku-Gyoenmae

Chuo-Nittochi Solutions acquired Plaza Shinjuku Gyoen, an office and residential building in Yotsuya 4-chome, Shinjuku Ward, Tokyo, in April 2026. The seller was Sansei Landic.

The property is located a seven-minute walk from both "Shinjuku-gyoenmae" Station and "Yotsuya-sanchome" Station on the Tokyo Metro Marunouchi Line. Completed in 1984, it is a seven-story building above ground with a standard floor area of approximately 18 tsubo (approx. 600 sq. ft.). Since a renovation in December 2015, it has also been leased as multi-unit residential space.

After Dear Life acquired the property in April 2023, ownership passed to Totsu Real Estate Investment in March 2024 and to Sansei Landic in May 2025, with each holding it for roughly a year.

The seller, Sansei Landic, focuses on a business of purchasing real estate with complex rights structures, such as land under leasehold and properties with existing tenants in place, organizing those rights and then selling the assets. It sold this property approximately 10 months after acquiring it in May 2025.

The buyer, Chuo-Nittochi Solutions, handles CRE strategy support, real estate brokerage and transactions, and appraisals within the Chuo-Nittochi Real Estate Group. In April 2025, it acquired Ryu Apartment Building, and in September of the same year Blue Panther Building, both office buildings in Jingumae, Shibuya Ward. In May of that year, it transferred portions of its interests in YS Sudacho Building in Kanda-Sudacho, Chiyoda Ward, and Liberte Aoyama in Sendagaya, Shibuya Ward.
