Hulic Completes Joint Building with Miyazaki Prefecture in Ichigaya

Hulic Ichigaya Building in Chiyoda Ward, Tokyo, which Hulic had been constructing under Miyazaki Prefecture's "Miyazaki Prefecture Tokyo Building Redevelopment Project," was completed on September 15, 2026. The company had been selected as the project operator in June 2022 through a public proposal competition conducted by the prefecture.

Hulic leased the prefecture-owned land under a 70-year fixed-term land lease and constructed a single building combining prefectural and private facilities. This is a public-private partnership (PPP) project, and the tenth PPP project the company has completed. The building has 11 floors above ground and one below, with the prefecture holding sectional ownership of floors 1 through 6 and the company floors 7 through 11. Floors 1 through 6 were developed by Hulic and sold to the prefecture, and will be used as the Miyazaki Prefecture Tokyo Building. The first floor will house a prefectural information hub and small offices for companies from the prefecture, floors 2 and 3 will be a student dormitory for students from Miyazaki, and floors 4 through 6 will serve as housing for prefectural employees.

Floors 7 through 11, held by Hulic, are rental office space with a standard floor area of approximately 203 tsubo (approx. 7,200 sq. ft.), which can be divided into up to three units. The entire office portion has already been leased in bulk to a single company, and the space will be fully occupied from completion. The property is located a three-minute walk from "Ichigaya" Station on the Toei Shinjuku Line.
