Real Gate, SQUEEZE To Open Urban Hotel in Shibuya’s Jinnan
Real Gate and SQUEEZE will open SHIFT HOTEL SHIBUYA JINNAN, an urban hotel in Jinnan 1-chome, Shibuya Ward, in July 2026. It will be the second of four central Tokyo hotel locations being developed jointly by the two companies.
The property will be located within JINNAN VALLEY, a mixed-use facility created by Real Gate through the renovation of a 50-year-old building. Guest rooms are designed for use by four to eight people and will also accommodate medium- to long-term stays for tourism and business demand. The office floors will consist of eight units ranging from approximately 5 tsubo (approx. 178 sq. ft.) to 27 tsubo (approx. 960 sq. ft.), and a restaurant is scheduled to open on the first floor. The property is located a three-minute walk from Shibuya Station on the JR Yamanote and Saikyo lines, Tokyo Metro Hanzomon and Fukutoshin lines, and Tokyu Toyoko Line, in the Jinnan area around Koen-dori Avenue, known for its strong cultural identity. Nearby, Tokyu Land is planning a large-scale redevelopment in Jinnan 1-chome consisting of offices, retail, lodging and other uses, with completion targeted for fiscal 2033, as Shibuya Station’s surrounding area continues to update its accommodation and exchange functions.
Real Gate and SQUEEZE have entered into a comprehensive partnership for the development and operation of urban hotels created through the repositioning of older buildings. By combining Real Gate’s expertise in revitalizing older buildings with SQUEEZE’s suitebook lodging operations platform, the companies aim to expand a building-in hotel model that uses existing stock amid rising construction costs.
