Nippon Steel Kowa Real Estate Breaks Ground on Hybrid Timber Hotel in Ginza

Nippon Steel Kowa Real Estate began construction in October 2026 on the (Tentative Name) Kobiki Building Hotel Project in Ginza 7-chome, Chuo-ku, Tokyo. The company will redevelop Nittetsu Kobiki Building, an office building it owned, into the first upper-grade hotel under its &Here hotel brand. The hotel is scheduled to open in October 2029.

The site is a four-minute walk from Higashi-ginza Station on the Tokyo Metro Hibiya Line and the Toei Asakusa Line, across from GINZA 6-chome SQUARE. The building will have 12 floors above ground and one below, with 130 guest rooms. It will be a high-rise hybrid timber structure combining wood and steel, incorporating multiple timber technologies such as wooden columns and beams, CLT seismic walls and wooden braces. The project has been selected for the leading-project category of the Ministry of Land, Infrastructure, Transport and Tourism's program to promote the development of excellent timber buildings.

&Here is a residential hotel brand whose launch the company announced in 2022. Starting with Ueno in March 2024, it opened hotels in Namba, Osaka, and in Shinjuku in 2025, and plans to open in Hakata, Fukuoka, and Asakusa in 2027.

In central Tokyo, timber and wood-based office buildings continue to emerge: REVZO Shimbashi by Chuo-Nippon Land & Building and KiGi AKIHABARA by Sankei Building were completed in 2026, and Mitsui Fudosan's Nihonbashi Honcho Mitsui Building & forest is scheduled for completion in January 2027. Among hotels, Heiwa Real Estate opened Caption by Hyatt Kabutocho Tokyo, which has a hybrid timber structure, in October 2025.
