Sankei REIT Sells 2% Stake in Tokyo Sankei Building to Sponsor for JPY 2.685 Billion

Sankei Real Estate Inc. Investment Corporation has announced the sale of its remaining 2% ownership interest in the Tokyo Sankei Building, a large-scale mixed-use tower in Chiyoda-ku, Tokyo, to its sponsor, Sankei Building Co., Ltd., for JPY 2.685 billion. The purchase agreement is expected to be signed on July 10, 2025, with the transaction closing scheduled for August 1. The book value of the interest was JPY 2.617 billion, resulting in a gain of approximately JPY 68 million.

The Tokyo Sankei Building is directly connected to the A4/E1 exits of Otemachi Station, which serves multiple Tokyo Metro and Toei Subway lines, and is a seven-minute walk from JR Tokyo Station. Completed in 2000, the 31-story above-ground, four-story below-ground tower offers approximately 24,954 tsubo (approx. 82,500 sq. ft.) of gross floor area and houses a mix of office and retail tenants. It is widely recognized as a landmark in the Otemachi area, where large-scale redevelopment continues to transform the district.

Sankei REIT transitioned to a diversified REIT in October 2023 to better align with structural changes in office demand and build a more resilient and growth-oriented portfolio. As part of the existing agreement, Sankei Building held preferential negotiation rights for acquiring the REIT’s stake. With this acquisition, Sankei Building will now hold 100% ownership of the Tokyo Sankei Building.
