Mitsui Fudosan Breaks Ground on Redevelopment Plan for Mitsui Outlet Park Tama Minami-Osawa
In April 2026, Mitsui Fudosan began work on the B Block redevelopment plan for Mitsui Outlet Park Tama Minami-Osawa, which it operates in Hachioji, Tokyo. The project is scheduled to open in spring 2028, while the existing A Block will remain open and undergo a large-scale renovation. After completion, the outlet will scale up to about 150 stores, making it the largest outlet center in Tokyo.
The plan consists of A Block and B Block. In B Block, the existing building will be rebuilt, and a new two-story steel-framed retail building with a gross floor area of approximately 3,900 tsubo (approx. 138,774 sq. ft.) and a new three-story structured parking garage with a gross floor area of approximately 1,870 tsubo (approx. 66,541 sq. ft.) will be developed. In A Block, the existing retail building with a gross floor area of approximately 7,400 tsubo (approx. 263,315 sq. ft.) and the existing parking structure with a gross floor area of approximately 3,200 tsubo (approx. 113,866 sq. ft.) will remain in operation while renovations such as exterior repainting, floor replacement and plaza improvements are carried out. The overall site area will total approximately 14,380 tsubo (approx. 511,686 sq. ft.), and total gross floor area will be approximately 16,370 tsubo (approx. 582,497 sq. ft.).
Under the concept of “continuity” and “growth” in creating vibrancy, the company aims to develop a facility designed with the next 30 years in mind. In addition to expanding the number of stores from about 110 to about 150, the plan calls for strengthening food and beverage offerings, including a food court, and enhancing event functions through the development of a large covered plaza. In March 2026, the company also signed a comprehensive partnership agreement with the city of Hachioji and plans to promote area-wide community development in coordination with improvements to pedestrian space around the station and the redevelopment of Minami-Osawa Nakago Park.
