Osaka Metro Acquires Partial Ownership of Office Building Near Shinsaibashi Station

In March 2025, Osaka Metro Co., Ltd. acquired a partial ownership interest in the "Yusei Fukushi Shinsaibashi Building," a centrally located office property in Minamisemba, Chuo-ku, Osaka. The seller was Japan Postal Welfare Foundation (Ippan Zaidan Hojin Yusei Fukushi). The transaction involved more than 40% of the total ownership share.

The property offers excellent transit accessibility, situated just a one-minute walk from Shinsaibashi Station on the Osaka Metro Midosuji Line and five minutes from Nagahoribashi Station on the Sakaisuji and Nagahori Tsurumi-ryokuchi Lines. The building was completed in 1983 and comprises 11 floors above ground and two below, with a gross floor area of approximately 4,078 tsubo (approx. 134,800 sq. ft.). While the property is aging, it is currently fully leased. Osaka Metro acquired the lower floors from 1st to 7th as well as a portion of the first basement level.

Osaka Metro has been expanding its real estate investment activities in recent years, complementing its core transportation business. In 2024, the company advanced station-adjacent developments such as "Metrise Tower Osaka Uehommachi" and the "Bay Tower Redevelopment Project" near Bentencho Station. Its Medium-Term Management Plan 2025 emphasizes “Integrated Urban Station Area Development,” and this latest acquisition is seen as part of its broader strategy to enhance value along its railway network by leveraging prime-located assets.

The Shinsaibashi area, including Minamisemba 3-chome, is undergoing active redevelopment. Notably, the “(Tentative Name) Shinsaibashi Project”—a large-scale mixed-use development led jointly by Hulic and JR West Real Estate & Development—is underway. The project will deliver approximately 14,000 tsubo (approx. 46,300 sq. ft.) of new office space across 28 stories above ground by 2026. With increased land assembly and vertical utilization along the Midosuji and Nagahori corridors, mid-sized buildings with redevelopment potential are in growing demand. Key Facts
