Tenjin Sumitomo Life FJ Business Center Completed in Fukuoka as Part of “Tenjin Big Bang” Redevelopment
Sumitomo Life Insurance Company and Fukuoka Jisho Co., Ltd. have completed construction of the Tenjin Sumitomo Life FJ Business Center on June 30, 2025, with a formal completion ceremony held on July 7. The grand opening is scheduled for early September.
The project is a flagship component of the national strategic special zone initiative known as "Tenjin Big Bang," and boasts direct underground connectivity to the western end of Tenjin Station on the Fukuoka City Subway Airport Line.
The building rises approximately 113 meters with 24 stories above ground and two below, offering a gross floor area of approx. 12,705 tsubo (approx. 42,000 sq. ft.) on a site spanning approx. 853 tsubo (approx. 28,200 sq. ft.). Office floors can be divided from a minimum of 33 tsubo to a maximum of 383 tsubo, and feature private balconies on standard floors. Shared amenity areas totaling approx. 1,000 tsubo are located on floors 2–4 and the top floor, including a work lounge, sauna, gym, and rooftop terrace designed to support occupant well-being.
To enhance business continuity, the building incorporates supplemental seismic dampers and emergency power generation systems. It also operates on electricity sourced entirely from renewable energy, contributing to its low-carbon profile.
The project replaces two aging office assets—the Sumitomo Life Fukuoka Building (built in 1969) and the Tenjin Nishidori Business Center (formerly Fukuoka Tenjin Dai-ichi Life Building, built in 1978)—with a single, integrated redevelopment. Sumitomo Life aims to expand its portfolio of long-term, stable assets while enhancing ESG performance. Fukuoka Jisho, a regionally focused developer, seeks to promote international competitiveness and accommodate diverse workstyles through this initiative.
