Nippon Steel Kowa Real Estate Starts Construction on Mixed-Use Industrial Facility in Kawasaki’s Takatsu Ward

Nippon Steel Kowa Real Estate started construction July 1, 2026, on the tentatively named LOGIFRONT 01-LabFactory Kawasaki Takatsu, a mixed-use industrial facility in Takatsu Ward, Kawasaki. The facility combines the company’s LOGIFRONT logistics facility brand with its 01-LabFactory rental R&D facility and rental factory platform. Completion is scheduled for spring 2028.

The development site is located about 1.9 kilometers from Keihin-Kawasaki Interchange on the Daisan Keihin Road and about 4.0 kilometers from Tokyo Interchange on the Tomei Expressway. It is about 3 kilometers from Setagaya Ward, making it suitable for last-mile distribution into central Tokyo. Nearby logistics facilities include MCUD Kawasaki 1, which is occupied by Amazon Japan, and MCUD SG Realty Kawasaki, which is occupied by Sagawa Express, according to research by the editorial team based on estie Logistics Research. The Shimonoge district has developed as an area with a concentration of manufacturing companies, mainly small and midsize manufacturers, and the facility will address demand for research, development and manufacturing functions in addition to logistics functions.

The building will have seven floors above ground, with a Gross Floor Area of approximately 36,615 tsubo (approx. 1,302,900 sq. ft.). Floors one through four will be used as a multitenant logistics facility with ramp access, while floors six and seven will be used for R&D and factory space. The fifth floor will be designed to accommodate logistics, research or manufacturing use, creating an environment where tenants can carry out research and development, manufacturing, storage and distribution within a single facility.

The logistics area will have a leasable area of approximately 23,000 tsubo (approx. 818,400 sq. ft.), with truck berths capable of accommodating 28 trucks on each floor. The R&D and factory area will have more than 7,000 tsubo (approx. 249,100 sq. ft.) of leasable area. All sections will be built to wet-lab specifications with water supply and drainage infrastructure, and will be capable of supporting Biosafety Level 2 operations.

Nippon Steel Kowa Real Estate is expanding its industrial real estate business as a business line following its building and residential businesses. In 2025, the company launched 01-LabFactory, a new brand for rental R&D facilities and rental factories, and this facility will be the second property under the brand following 01-LabFactory Kawasaki Nishiguchi.
