Marimo Regional Revitalization REIT Acquires Serviced Senior Housing in Mito, Marking First Healthcare Asset Entry
Marimo Regional Revitalization REIT, Inc. will acquire the serviced senior housing property “Tsukui Sunforest Mito” in Mito City, Ibaraki Prefecture on February 9, 2026. The acquisition price is JPY 1,080 million, with an appraised NOI yield of 5.7%. The seller is the sponsor, Marimo Co., Ltd. This will be the REIT’s first acquisition of a healthcare facility, as it continues to diversify its investment portfolio.
The property is located an 11-minute walk from Mito Station on the JR Joban Line. Completed in February 2015, the five-story steel-frame building has a Gross Floor Area of approximately 1,052 tsubo (approx. 37,400 sq. ft.). It comprises 75 residential units with capacity for 80 residents. The facility is a mixed-use senior housing complex that includes in-building home-visit care, day-service care, and in-home care support services. While primarily targeting residents with relatively light care needs (including independent seniors), the property features well-equipped common areas such as a fitness corner and lounge. Occupancy remains high at 98.8%.
