THE SANKEI BUILDING CO., LTD. and Tokyu Livable, Inc. have begun development of the rental residential project tentatively named Koto-ku Shinohashi 1-Chome Project in Shinohashi 1-chome, Koto Ward, Tokyo. This marks the first joint rental residential venture for the two companies. The project is scheduled for completion in November 2027 and will comprise 66 units.
The site is a five-minute walk from Morishita Station on the Toei Oedo and Shinjuku lines. It offers direct access to Shinjuku Station in 17 minutes via the Shinjuku Line and to Otemachi Station in 14 minutes via the Oedo Line, providing strong connectivity to major central Tokyo business districts. The building will be a 10-story reinforced concrete structure with a gross floor area of about 891 tsubo (approx. 31,682 sq. ft.). Floor plans are planned as 1DK and 2LDK units, targeting everyone from single residents to DINKS households. The property will feature an interior corridor design and a hands-free key system, aiming to differentiate itself as a high-spec rental residence.
The two companies have built a track record of collaboration, including Tokyu Livable handling sales agency services for THE SANKEI BUILDING CO., LTD.’s Lefond condominium brand. For this project, the companies appear to be combining the development and planning expertise they have cultivated through SANKEI’s rental brand Lefond Progres and Tokyu Livable’s whole-building investment real estate brand Well Square, with the goal of delivering a higher-value living environment.
