Daiwa House to Break Ground on Second Tsukuba Logistics Facility with Cold-Chain Capabilities

Daiwa House Industry Co., Ltd. will break ground on “DPL Tsukuba Chuo II” in Tsukuba City, Ibaraki Prefecture on November 20, 2025. The property will be a two-story, multi-tenant logistics facility with a gross floor area of approximately 22,398 tsubo (approx. 797,000 sq. ft.), designed with specifications that can accommodate cold-chain logistics. Completion is scheduled for June 30, 2027. The project is located within the Tsukuba Seibu Industrial Park and will be the second development in the park following “DPL Tsukuba Chuo,” which was completed in May 2023.
The facility will be able to accommodate up to eight tenants, with leasable modules starting from approximately 6,900㎡. In line with growing cold-chain demand, two modules on the first floor will be designed so their fit-out can be converted to cold storage/freezer space capable of temperature control from 5°C down to -25°C. The warehouse will offer an effective clear height of 6.5 meters. Even when cold storage/freezer specifications are installed, standard pallet racks can still be stacked three levels high, enabling efficient storage operations.
From a locational standpoint, the property will sit within roughly a 50-kilometer radius of central Tokyo, offering excellent access to the expressway network: approximately 1.7 kilometers from the Daisan-Keihin Expressway’s Tsukuba Chuo IC on the Ken-O Expressway and approximately 5.8 kilometers from the Yatabe IC on the Joban Expressway. On the environmental side, a 2,000 kW rooftop solar power system is planned, with all generated power consumed on-site. By combining this with non-fossil fuel energy certificates, the entire building is planned to be operated on 100% renewable energy. The developer is targeting the highest 6-star rating under BELS and performance at or above the ZEB Ready standard. The facility will also include an on-site childcare facility to support a more worker-friendly environment for tenant employees.
