Japan GLP Breaks Ground on Logistics Facility With About 5,700 Tsubo of GFA in Matsubara

Japan GLP has broken ground on “Marq Matsubara,” a logistics facility in Miyake-nishi, Matsubara, Osaka Prefecture. The four-story facility will have a Gross Floor Area of approximately 5,747 tsubo (approx. 204,519 sq. ft.) and will be used in its entirety as a dedicated facility by an Osaka-based manufacturing company. Completion is scheduled for the end of July 2027.
“Marq Matsubara” is a box-type facility being developed within the Miyake-nishi Land Readjustment Project area in Matsubara. Vertical conveyors and freight elevators will be installed on the first floor to secure efficient logistics flows. In addition to a cafeteria and covered motorcycle parking, plans also call for a studio area for product photography. On the environmental front, the facility is expected to obtain CASBEE certification and ZEB Ready certification. The project will also incorporate flood mitigation measures by installing cubicles on the third floor, as well as greening equivalent to 20% of the site area. Fujikensetsu Co., Ltd. is handling design and construction.
The facility will be located near the Miyake-nishi interchange on the Hanshin Expressway Route 6 Yamatogawa Line, enabling both distribution to central Osaka and wide-area distribution via the Hanshin Expressway Route 4 Bayshore Line and the Kinki Expressway. The surrounding area includes retail facilities and residential neighborhoods, and the location is also expected to support stable labor availability. In recent years, demand has been rising for inland logistics hubs that maintain access to ports, and Japan GLP plans to promote development in the southern Osaka area.
The tenant company plans to use the facility as a relocation and expansion site in line with business growth, marking the first tenant move-in to a Marq property. Marq is a global logistics real estate brand launched in December 2025, and Japan GLP plans to rename its owned facilities under the Marq brand in September 2026.
