Mitsui Fudosan Completes 807-Unit Large-Scale Mixed-Use District at North Exit of Nakano Station

Mitsui Fudosan Residential and Mitsui Fudosan have completed “Park City Nakano,” a project they had been advancing as the Kakoi-cho East District Type 1 Urban Redevelopment Project, on April 25, 2026. The project is a mixed-use district on a site of approximately 2.0 hectares and consists of two condominium towers with a total of 807 units, the “Nakano M-SQUARE” office building with a floor plate of approximately 393 tsubo (approx. 13,986 sq. ft.), and a retail zone with eight retail and restaurant tenants.
The residential towers represent the largest condominium project by Mitsui Fudosan Residential along the JR Chuo Line corridor, and move-ins have been starting in phases since April. The office building, “Nakano M-SQUARE,” opened fully leased, with tenants from a diverse range of industries including restaurants, software development and anime.
The project was realized approximately 20 years after work began on the area development concept in 2006. At the north exit, “Nakano Central Park” was delivered in 2012 as the area’s first large-scale office development, but new supply of high-grade office space has been limited since then. The full occupancy of “Nakano M-SQUARE” appears to reflect tenant appreciation of the scarcity of new office supply in the area. The project is planned to be connected to JR Nakano Station by a pedestrian deck in fiscal 2029, which is expected to further improve convenience.
Along the JR Chuo and Sobu Line corridor, a mixed-use redevelopment project has also been completed in front of Koiwa Station through an urban redevelopment project (related article: Nomura Real Estate Development Co., Ltd. and Others Complete Final Block of Mixed-Use Redevelopment in Front of JR Koiwa Station), indicating that station-front redevelopment activity is spreading along the rail corridor.
