Seibu Real Estate has announced a major redevelopment of its flagship resort, the Karuizawa Prince Hotel, located in Karuizawa, Nagano Prefecture. The project will cover both the East and West Villa areas, with a total redevelopment cost of approximately JPY 29 billion. The East Area is scheduled to reopen in May 2027, followed by the West Area in stages starting in spring 2028.

The resort, situated within walking distance of Karuizawa Station and nestled in expansive natural woodlands, currently comprises 97 cottages in the East Area and 136 in the West Area. These will be reconfigured and consolidated into new luxury villas, reducing the total number of buildings to enhance guest experience and exclusivity. The East Area will consist of 41 villas (31 newly built, 10 renovated), while the West Area will comprise 83 villas (4 newly built, 79 renovated).

Following the 2022 restructuring of the Seibu Group, the company has accelerated its asset-light strategy by transferring ownership of hotel properties to external investors while retaining management contracts. However, strategic core assets such as the Karuizawa Prince Hotel will continue to be owned by Seibu, with reinvestment initiatives aimed at maximizing long-term asset value.

This renovation aims to raise the property's Average Daily Rate (ADR) and enhance the overall guest experience. The resort will feature 13 villa types accommodating groups of 2 to 8 guests, designed to cater to a broad range of clientele including affluent travelers, multi-generational families, pet-friendly guests, and inbound international tourists.

Beyond physical renovations, the project is positioned as part of a broader transformation in Seibu's resort management strategy, with an eye toward expanding its integrated resort management model and exporting operational know-how to other regions.
