GLP Japan Completes “GLP Kumamoto Ozu,” a Dedicated Logistics Hub for Kintetsu Logistics Systems Near Kumamoto’s Semiconductor Cluster

GLP Japan has completed “GLP Kumamoto Ozu,” a logistics facility in Ozu, Kumamoto Prefecture. Kintetsu Logistics Systems will fully occupy the building as a dedicated facility, with a gross floor area of approximately 4,003 tsubo (approx. 142,439 sq. ft.).

The four-story, seismically resistant steel-framed facility is designed for industrial-grade operations with a floor load capacity of 1.5 t/sq m. Freight elevators and vertical conveyors support efficient logistics operations, and full-building HVAC will be installed. The property plans to obtain CASBEE certification and features LED lighting to support tenants’ decarbonization initiatives.

With semiconductor-related companies expanding into Kumamoto Prefecture, the region is expected to see a cumulative economic impact of JPY 11.2 trillion over the ten years from 2022 to 2031. The property sits near a cluster of semiconductor campuses anchored by TSMC and Tokyo Electron, approximately 7 km from Kumamoto Airport and 11 km from the Kyushu Expressway “Kumamoto IC.” Kintetsu Logistics Systems plans to use the facility as its flagship hub for semiconductor-related logistics in Kyushu.

As the semiconductor industry grows across Kyushu, demand for modern logistics facilities is rising. In Kumamoto Prefecture, multiple new logistics properties are slated for completion between 2025 and 2027, including two large multi-tenant projects advancing in Higashi Ward’s Toshima area of Kumamoto City, according to data from "estie logistics research".
