Sumitomo Forestry Group’s Sumitomo Forestry Australia Pty Ltd will develop a nine-story, 217-unit mass-timber co-living rental property in Wolli Creek, a suburb near Sydney. Construction is slated to begin in June 2026, with completion and lease-up scheduled for October 2027. The building will feature an RC (reinforced concrete) structure for the basement and first floor, with mass-timber construction for floors two through nine, and will target a Green Star 5 Star environmental certification.

The site is located approximately 8 km southwest of Sydney’s CBD, directly adjacent to Wolli Creek Station. Sydney Airport is one stop away by rail, and the CBD is about 10 minutes by train, offering strong transportation connectivity. The total development area spans approximately 9,200 ㎡, with a Gross Floor Area of approx. 6,300 ㎡ (approx. 67,813 sq. ft.). All units will be studio-type apartments equipped with kitchens and bathrooms, complemented by shared amenities including a fitness center, co-working areas, lounges, and a rooftop terrace.

Rental housing demand in Australia continues to rise due to population growth and urban concentration, with BTR (Build-to-Rent) and co-living formats gaining traction among younger and working populations. Well-connected locations such as Wolli Creek have shown particularly resilient leasing demand.

Sumitomo Forestry positions its “wood cycle”—an integrated value chain from forest management to timber construction and real estate development—as a core growth strategy. This project represents part of its overseas expansion, applying mass-timber, environmentally conscious building methods. Following its BTR project in Brisbane, the Wolli Creek initiative underscores the company’s approach to promoting sustainable urban living through advanced wood-construction technologies.
