Heiwa Real Estate REIT Completes Acquisition of Newly Built HF Oshiage Residence in Tokyo’s Sumida Ward
Heiwa Real Estate REIT has completed the acquisition of the rental apartment property “HF Oshiage Residence” in Sumida Ward, Tokyo, on December 5, 2025. The acquisition price was JPY 2,140 million, consistent with the purchase the REIT had announced in May. In conjunction with the closing, the REIT appointed Tokyu Housing Lease Corporation as the property manager.
The property is a newly built, seven-story reinforced concrete apartment building completed in March 2025. It contains 74 units, primarily configured as 1LDK to 2LDK. The location is an 11-minute walk from Oshiage Station on the Tokyo Metro Hanzomon Line and a 9-minute walk from Hikifune Station on the Tobu Isesaki Line. The site was acquired under a standard leasehold interest, and the transaction covered both the building and the leasehold rights.
Heiwa Real Estate REIT is a hybrid REIT investing in both office and residential assets, targeting a roughly 50/50 allocation. The Tokyo 23 wards are designated as its “Primary Investment Area,” with a focus on mid-sized office assets and rental residences oriented toward single and compact-type households.
The Oshiage–Hikifune area, where the property is located, has undergone ongoing residential redevelopment since the opening of Tokyo Skytree. The 2020 debut of the mixed-use retail complex “Tokyo Mizumachi” has spurred further condominium development, and Sumida Ward’s population is projected to continue growing through 2040. Tobu Railway is also advancing redevelopment projects in the Mukojima–Oshiage area slated for completion in the mid-2030s, supporting expectations for resilient mid- to long-term residential demand.
