Prologis Completes Urban Logistics Facility “Prologis Urban Tokyo Kinshicho 1” in Koto Ward

On July 3, Prologis held a completion ceremony for “Prologis Urban Tokyo Kinshicho 1,” its seventh development under the company’s urban logistics series. The compact, five-story facility was developed on a site of approximately 679 tsubo (approx. 24,300 sq. ft.) and offers a gross floor area of around 1,957 tsubo (approx. 64,700 sq. ft.). Strategically located an 8-minute walk from JR Sobu Line’s Kinshicho Station and just 400 meters from the Kinshicho exit of the Shuto Expressway, the facility targets both last-mile urban logistics and broader regional distribution.

The first floor features a low-floor loading area with a floor load capacity of 1.5 tons per sq. meter and a clear ceiling height of 4.5 meters, along with a shared loading dock. Floors 2 through 5 offer a floor load capacity of 1 ton per sq. meter and are designed to accommodate various uses such as R&D centers and showrooms. In the office area, Prologis has introduced its new “Reeler Concent” system, which eliminates the need for raised flooring, and tenants enjoy scenic views of Sarue Onshi Park through expansive southern-facing windows.

The first tenant to move into the facility is Score Japan, an international courier service, which has occupied the first-floor space. A manufacturer of industrial equipment has also committed to leasing the third floor, and leasing activities for the remaining units are ongoing.

The project is a joint development with Sashida Warehouse, a local logistics operator that has maintained a warehouse on the site for over 60 years. Responding to Sashida’s need to modernize, Prologis proposed a complete redevelopment of the facility. Since summer 2024, Prologis has been rapidly expanding its domestic network by simultaneously developing compact urban logistics hubs (such as Kinshicho) and large-scale distribution centers exceeding 100,000 sq. meters in floor area (in regions like Tokai and Yachiyo).
