Marubeni Real Estate Development Acquires Site for Rental Apartment Project in Meguro’s Ohashi District

Marubeni Real Estate Development has acquired a development site for a rental apartment project in Ohashi 1-chome, Meguro Ward, Tokyo. The site is located a seven-minute walk from Ikejiri-Ohashi Station on the Tokyu Den-en-toshi Line and benefits from strong neighborhood amenities, including supermarkets and a wide range of dining options, offering high day-to-day convenience.

The site has a land area of approximately 51 tsubo (168.78 sq. m; approx. 1,816 sq. ft.). It is zoned for both Commercial and Semi-Industrial use, with floor-area ratios of 500% and 300%, respectively. The project is expected to comprise around 20 residential units, primarily compact-type apartments.

Marubeni Real Estate Development operates the “Grand Aile” rental apartment brand and has completed or acquired several properties in Tokyo in 2025, including “Grand Aile Nishi-Nippori” (Arakawa Ward, 29 units) and “Grand Aile Morishita WEST” (Koto Ward, 32 units). The current project may also be developed under the same brand.

According to recent market data, asking rents for newly built rental apartments within a 10-minute walk of Ikejiri-Ohashi Station (completed in 2025, unit sizes of 20–40 sq. m) have been in the range of JPY 22,000–23,000 per tsubo. In the Ikejiri-Ohashi area, which offers convenient access to Shibuya and Nakameguro, demand for compact rental units remains resilient, allowing newly built properties to command relatively high rent levels (based on estie residential research and editorial analysis).
