Yasuda Real Estate Completes First Box-Type Refrigerated Logistics Facility, LOGION Narashino, in Chiba

Yasuda Real Estate Co., Ltd. has completed LOGION Narashino, a refrigerated and frozen logistics facility it has been developing in Narashino City, Chiba Prefecture, with completion on December 19. The project marks the company’s first box-type refrigerated and frozen warehouse and will be operated as a single-tenant facility.
The property is located approximately 1 km from the Yatsu–Funabashi Interchange on the Higashi-Kanto Expressway and within walking distance of JR Keiyo Line’s Shin-Narashino Station. The building is a four-story steel structure with a Gross Floor Area of approximately 2,448 tsubo (approx. 87,000 sq. ft.). Portions of the warehouse can accommodate temperature ranges from +5°C to −25°C, with an effective clear ceiling height of 5.5 meters and floor loading capacity of 1.5 t/sq. m.
Hokubu Ichiba Unso Co., Ltd., a food logistics operator, has been confirmed as the tenant. The facility is expected to function as a consolidated hub for frozen and chilled logistics operations. The tenant selected the site for its advantages in supporting wide-area distribution across the Greater Tokyo area as well as securing labor.
In the Greater Tokyo logistics market, supply-demand conditions have tightened in bayfront areas, including Tokyo Bay, with rents showing resilience. Chiba Prefecture is generally characterized by relatively low vacancy rates due to its proximity to central Tokyo. Locations that combine access to arterial roads with walkable distance to railway stations are also considered advantageous for labor retention. Around the Akanehama area, the clustering of logistics facilities meeting these criteria has been progressing, and this facility is positioned as part of the bayfront cold-chain logistics network.
