Mitsui Fudosan, Morinaga Milk, and JR East Break Ground on Large-Scale Redevelopment Project Near Tamachi Station
Mitsui Fudosan, Morinaga Milk Industry, and East Japan Railway Company (JR East) began construction on October 1 on the Tamachi Station West Exit Redevelopment Project in Minato Ward, Tokyo. The project will redevelop the former Morinaga Plaza Building site into a large-scale mixed-use tower with a gross floor area of approximately 98,570 square meters (approx. 29,807 tsubo), rising 24 stories above ground and 2 below, with a height of about 125 meters.
The building will comprise offices (floors 6–23), retail (floors 1–3), and an industrial support facility (floor 4). Morinaga Milk plans to relocate its headquarters to the office portion, which features a maximum floor plate of roughly 990 tsubo per floor. The retail portion in the lower levels will be operated by Atre.
In addition, the development will include a temporary refuge facility for stranded commuters and enhanced disaster-prevention features. The building is targeting ZEB Ready certification as part of its sustainability initiatives. Completion of the building is scheduled for March 2029, with the entire project, including a green plaza, to be fully completed in fiscal year 2033.
