Nishimatsu Construction Acquires Additional Interest in Office Building in Osaka’s Yodogawa Ward
Nishimatsu Construction acquired Itochu Corp.’s interest in Tanaka-Itopia Shin-Osaka Building, an office building in Nishinakajima, Yodogawa Ward, Osaka, in March 2026. Itochu and Nishimatsu Construction acquired the property in December 2022, each holding a 50% co-ownership interest. The latest transaction makes Nishimatsu Construction the sole owner.
The property is a 10-story office building with two basement levels, completed in 1989, with a typical floor plate of approximately 233 tsubo (approx. 8,300 sq. ft.). It is located a five-minute walk from Shin-Osaka Station on the JR lines and Osaka Metro Midosuji Line, in an area with a concentration of offices and hotels.
The Shin-Osaka area offers strong access from outside the Kansai region as a major intercity transportation hub. As of April 2026, the average asking rent for office buildings within a 10-minute walk of Shin-Osaka Station was lower than in Umeda, Honmachi and Yodoyabashi, while the potential vacancy rate was approximately 1.3%, the lowest among the four areas. Given its balance of transportation convenience and rent levels, the area is considered well positioned to capture demand from branch offices and sales offices, according to an editorial department survey based on estie office research.
Nishimatsu Construction and Itochu entered into a capital and business alliance in December 2021 and have advanced collaboration in the real estate business. In May 2025, Itochu made Nishimatsu Construction an equity-method affiliate, and the latest transaction appears to represent a restructuring of ownership interests in a jointly held property.
