Daiwa Office Investment Corporation Completes Asset Dispositions in Sarugakucho and Tsukishima

Daiwa Office Investment Corporation executed the disposition of two office assets—Daiwa Sarugakucho Building and Daiwa Tsukishima Building—on November 28, 2025. The Tsukishima asset completed its final tranche under a three-part sale program, while the Sarugakucho building entered the first tranche of a two-part disposition plan.

The Daiwa Sarugakucho Building, located in Kanda-Sarugakucho, Chiyoda Ward, was completed in June 1985. The 7-story SRC structure offers a gross floor area of approx. 1,324 tsubo (approx. 47,000 sq. ft.) and sits three minutes on foot from JR Sobu Line’s Suidobashi Station. The REIT disposed of a 50% quasi-co-ownership interest for JPY 2.55 billion, with the remaining 50% scheduled for transfer at the same price on May 29, 2026.

The Daiwa Tsukishima Building, completed in July 1996, is a 5-story steel-structure office property located in Tsukishima, Chuo Ward, offering a gross floor area of approx. 3,078 tsubo (approx. 108,000 sq. ft.). Situated three minutes from Toei Oedo Line’s Kachidoki Station, the asset has been sold in three tranches since July 2024. The final 30% quasi-co-ownership interest was sold for JPY 2.94 billion, completing the disposition.

The broader Kachidoki–Harumi submarket continues to draw investor interest amid a wave of large-scale redevelopment. In 2024, the 5,600+-unit HARUMI FLAG project welcomed residents, and Park Tower Kachidoki, directly connected to Kachidoki Station, also reached completion. Additional high-rise residential developments are underway in the Toyomi and Kachidoki East districts, while plans for a new waterfront subway line further support the area’s long-term appeal.
