Mitsui Fudosan Logistics Park REIT to Divest Two Logistics Assets in Chiba and Tochigi for JPY 35.35 Billion

Mitsui Fudosan Logistics Park REIT to Divest Two Logistics Assets in Chiba and Tochigi for JPY 35.35 Billion

In July 2025, Mitsui Fudosan Logistics Park Inc. (MFLP-REIT) announced the planned divestment of trust beneficiary interests in two logistics properties—"i Missions Park Inzai" in Inzai City, Chiba Prefecture, and "LOGITRES Sano" in Sano City, Tochigi Prefecture—for a total consideration of JPY 35.35 billion.

The REIT will transfer a 30% co-ownership interest in the Inzai property at the end of July, followed by the remaining 70% and the full interest in the Sano property at the end of September."i Missions Park Inzai" is a five-story box-type facility with double rampways, offering a gross floor area of approximately 33,282 tsubo (approx. 110,000 sq. ft.). Completed in 2018, the property is fully leased to a major e-commerce tenant and has been awarded a 4-star rating under the DBJ Green Building certification.

"LOGITRES Sano," completed in 2023, is a two-story facility with a gross floor area of approximately 2,161 tsubo (approx. 71,400 sq. ft.), located near a key interchange on the Kita-Kanto Expressway, offering strong delivery efficiency.

Following its merger with ADL in November 2024, MFLP-REIT expanded its scale to approximately JPY 570 billion. Leveraging this scale advantage, the REIT aims to achieve over 4% average annual DPU growth through January 2028 by combining capital gains from asset sales with internal growth strategies.
