Daiwa House Breaks Ground on First Multi-Tenant Logistics Facility in Fukuyama, Hiroshima
On August 1, Daiwa House Industry Co., Ltd. broke ground on "DPL Hiroshima Fukuyama Kita," the company's first multi-tenant logistics facility in Fukuyama City, Hiroshima Prefecture.
The facility is planned as a two-story steel-frame structure with a gross floor area of approx. 11,238 tsubo (approx. 371,400 sq. ft.). Completion is scheduled for 2026, with tenant move-in slated for November 1 of the same year. The building will accommodate up to six tenants, with the smallest leasable unit starting from approx. 1,512.5 tsubo (approx. 50,000 sq. ft.).
The first floor will feature both high-floor and low-floor loading docks on either side of the building, enabling efficient cargo handling based on different truck types. Total leasable area is approx. 10,633 tsubo (approx. 351,600 sq. ft.).
The site is located in Phase II of the Fukuyama Kita Industrial Park, approximately 11 km from the Sanyo Expressway’s Fukuyama-Higashi Interchange and about 3 km from JR Fukuen Line’s Bannogura Station. With access to the Sanyo and Chugoku Expressways, as well as the Nishi-Seto and Seto-Chuo Expressways, the location is well-positioned as a regional logistics hub for the Chugoku and Shikoku areas.
In Hiroshima Prefecture, Daiwa House previously developed “DPL Hiroshima Itsukaichi Port” in 2017 and “DPL Hiroshima Kanon” in 2021. This latest project marks Fukuyama’s first multi-tenant logistics facility and aims to capture demand from e-commerce and consumer goods tenants, capitalizing on the growing industrial presence and concentration of manufacturers in the surrounding area.
