Kintetsu Housing Management Acquires Large-Scale Residential Complex Near Meguro Station from UR

In May 2025, Urban Renaissance Agency (UR) sold "Acty Meguro Ekimae Building 1," a large-scale mixed-use residential property located just a 3-minute walk from JR Meguro Station, to Kintetsu Housing Management Co., Ltd. The building has a gross floor area of approximately 10,662㎡ (approx. 114,748 sq. ft.).

Since 2015, Kintetsu Housing Management has been responsible for the property's management and leasing operations. Having held preferential negotiation rights, the company transitioned from third-party management to ownership through this transaction.

The property is a 25-year-old, urban-style residence with 11 above-ground floors and a total of 162 units, combining residential units with retail space and a medical clinic. Kintetsu Housing Management plans to continue managing the property post-acquisition to further streamline operations.

According to "estie residential research,” the rental housing market within a 10-minute walk of Meguro Station has remained extremely tight. Since 2023, the number of available rental units has increased to approximately four times the pre-COVID average (2018–2022), while occupancy has stayed around 99%. By 2025, average asking rents have climbed to the JPY 18,000 per tsubo level, reflecting strong demand.
