AD Works Acquires Newly Built Office Property Near Mita Station
AD Works Co., Ltd. has acquired a newly constructed office building in the Mita district of Tokyo’s Minato Ward. The property, formerly known as BIASTA TAMACHI MITA, has since been rebranded as ARISTO Mita. The seller was Columbia Works, and the transaction was completed in March 2025. The purchase price was not disclosed.
Located just a one-minute walk from Mita Station on the Toei Asakusa and Mita lines, and three minutes from JR Tamachi Station, the building offers exceptional transit connectivity. Completed in March 2024, the 12-story asset has a gross floor area of approximately 208 tsubo (approx. 6,875 sq. ft.). With small floor plates of around 17.6 tsubo per floor (approx. 580 sq. ft.), the building is designed to cater to startup and small-tenant demand in a compact layout.
The office market surrounding Mita and Tamachi saw a temporary uptick in vacancy in 2023, exceeding 7.5% due to major completions including Sumitomo Realty's Tokyo Mita Garden Tower and Tamachi Tower. However, most of this new inventory has since been absorbed, bringing current vacancy levels down to the 4% range. Compact office supply remains limited in the area, and ARISTO Mita is expected to maintain a high occupancy rate, according to research conducted by estie.
In May 2025, AD Works announced its entry into the fractional office ownership business under the “ARISTO PLUS” brand, aiming to reach ¥30 billion (approx. $190 million) in annual sales by 2035. This latest acquisition is seen as a strategic addition aligned with that initiative, leveraging the building’s strong fundamentals and prime location.
