Samurai Capital Forms Fund for Four Tokyo Coliving Properties

Samurai Capital formed Colivia1 (Colivia1 GK), a private fund that acquired the trust beneficiary interests in four properties in its HAUN coliving rental housing series, on September 28, 2026. The properties are HAUN Tabata (Kita Ward, Tokyo), HAUN Oku (Kita Ward), HAUN Kuramae (Sumida Ward) and HAUN Osaki (Shinagawa Ward), with a total of 313 units. The fund received silent partnership investment from domestic operating companies, and Samurai Capital serves as its asset manager. HAUN will continue to operate the properties.

The seller of all four properties was Coliving One TMK, which acquired the trust beneficiary interests in each property after completion and sold them after approximately two years and seven months for Tabata, one year and three months for Oku, one year and two months for Kuramae and nine months for Osaki. According to Samurai Capital, it commissioned separate developers to develop the four properties as new buildings together with a U.K. institutional investor, and a value-add fund it manages acquired them through forward commitments. The original owners at completion were Louis Corporation for Tabata, Sogo Housing for Oku, Tokyu Land for Kuramae and SRE Holdings for Osaki.

Overviews of the properties are as follows. Units range from 12.2 sq. m (approx. 100 sq. ft.) to 16.7 sq. m (approx. 200 sq. ft.), all units are furnished, and no security deposit or key money is required.
