Sumitomo Realty Acquires Additional Office Building Space in Ochanomizu
Sumitomo Realty & Development acquired additional condominium-unit ownership interests in Ochanomizu First Building, an office building at 2-chome, Kanda Surugadai, Chiyoda Ward, in November 2025. The seller was a medical corporation, and the acquired space comprises the portions owned by the corporation from the first basement level through the fourth floor.
The property is a three-minute walk from JR Ochanomizu Station and is located on the south side of the Kanda River. The area has a concentration of universities, medical institutions and offices, combining the convenience of the Ochanomizu Station area with the characteristics of an academic and medical district. The building has 14 floors above ground and two basement levels, and the acquired space has a gross floor area of approximately 945 tsubo (approx. 103,000 sq. ft.).
Sumitomo Realty has held office space in the property since leading its development in 2008, and the latest transaction also gives the company ownership of the hospital space. As a result, it appears that all privately owned portions of the building are now owned by Sumitomo Realty. Hamada Hospital, operated by the medical corporation, continues to operate at the same address, with the space remaining in use after the sale.
In its 10th Medium-Term Management Plan, formulated in March 2025, Sumitomo Realty said it plans to invest an additional JPY 2.5 trillion in Tokyo and Mumbai over the next 10 years, building up a portfolio of highly scarce “prime assets” in central, well-located urban areas. The latest acquisition appears to be in line with that strategy.
