Star Asia REIT Trades Four Assets in Portfolio Rebalancing, Adds Hotel Loan Investment
Star Asia Investment Corporation announced it will acquire the trust beneficiary interests in two hotels while simultaneously divesting the trust beneficiary interests in a retail property and a residential property as part of a portfolio rebalancing initiative.
The acquisitions comprise KOKO HOTEL Nagoya Sakae (Nagoya, gross floor area approx. 1,664 tsubo [approx. 55,000 sq. ft.], acquisition price JPY 3,950 million) and KOKO HOTEL Sendai Ekimae West (Sendai, gross floor area approx. 1,082 tsubo [approx. 35,700 sq. ft.], acquisition price JPY 2,875 million), with closing scheduled for September 30, 2025.
The dispositions include Lapark Kishiwada (Osaka Prefecture, gross floor area approx. 19,857 tsubo [approx. 656,000 sq. ft.], disposition price JPY 5,700 million) and Shiroi Logement (Chiba Prefecture, gross floor area approx. 6,790 tsubo [approx. 224,000 sq. ft.], disposition price JPY 2,586 million), with closing set for January 16, 2026.
In addition, the REIT will invest JPY 952 million in the Star Asia Mezzanine Loan Series 12, backed by four hotel properties in Tokyo and Osaka. The investment is scheduled to close on December 19, 2025. The total acquisition cost associated with this rebalancing is JPY 7,777 million.
