Daiwa Securities Living Investment Corporation Acquires “Splendid Kaita” in Higashi-Osaka for JPY 3.2 Billion
On July 3, 2025, Daiwa Securities Living Investment Corporation announced the acquisition of “Splendid Kaita,” a rental apartment property located in Kaita-nishi, Higashi-Osaka City, for JPY 3.2 billion. The transaction was sourced through the pipeline of a bridge fund temporarily held by its sponsor, Daiwa Securities Group.
The property, completed in September 2023, is a mid-sized, 14-story reinforced concrete residential building with a total of 177 units and a gross floor area of approximately 4,813 sqm (approx. 15,730 sq. ft.). It is situated a 10-minute walk from Fukaebashi Station on the Osaka Metro Chuo Line and within walking distance of Kaita-Chuo Station on the JR Osaka Higashi Line, offering convenient access to both Umeda and Namba in approximately 20 minutes.
In addition to its recent construction and modern specifications, the building is equipped with features that cater to single-person households, such as parcel delivery lockers and an auto-lock system. The REIT, which promotes a portfolio strategy centered on “residential diversity,” views this acquisition as part of its strategy to expand supply of newer studio-type units in the Kansai region. Leveraging its sponsor's development and bridge functions, the REIT aims to acquire high-quality, competitively priced assets and accelerate internal growth.
The property will be renamed “Gran Casa Kaita” after the transaction closes, as part of a brand unification effort to enhance leasing performance.
