Seibu Gas Urban Development Breaks Ground on “N-base Fukuoka Shingu” Logistics Facility

On July 1, 2025, Seibu Gas Urban Development Co., Ltd. broke ground on “N-base Fukuoka Shingu,” a new logistics development located in Shingu Town, Fukuoka Prefecture. The project is being developed through a special purpose company (SPC) jointly formed with KLI (a subsidiary of Kyushu Leasing Service) and Regional Investment Fukuoka (affiliated with FFG).
The facility will be a five-story, steel-reinforced concrete (SRC) structure with a total gross floor area of approximately 21,300 tsubo (approx. 70,400 sq. ft.). Completion is scheduled for spring 2027.
Designed as a sustainable, next-generation logistics hub, the building will incorporate solar panels and emergency power systems, aiming to achieve both “nearly ZEB” status and a CASBEE rating of A. The site benefits from strategic access, located about 10 minutes by car from both the Kashii-Higashi ramp of the Fukuoka Urban Expressway and the Koga Interchange on the Kyushu Expressway. The facility will sit on a 8,470-tsubo (approx. 28,000 sq. ft.) site and feature a flexible layout that supports multi-tenant occupancy.
Seibu Gas Urban Development, founded in 1971 and wholly owned by Saibugas Holdings Co., Ltd., is headquartered in Hakata-ku, Fukuoka City. The company reported revenues of JPY 11 billion for the fiscal year ending March 2025. With business segments in real estate, logistics, commerce, and sports & wellness, the company is expanding its presence in real estate as a core revenue driver outside its traditional gas and energy operations.
The development marks the company’s first project utilizing an SPC structure and aligns with the group’s medium-term plan “ACT2027,” which targets growth in non-energy sectors. It represents a major step forward in Seibu Gas Urban Development’s strategy to expand into new asset classes and secure stable, long-term income streams.
