Nippon Librain Acquires Office Building in Minami-Oi, Shinagawa Ward

Nippon Librain Co., Ltd. has acquired Magnific Minami-Oi Building, an office building located in 1-chome Minami-Oi, Shinagawa Ward, from Tasuki Corporation. The building is a five-minute walk from Tachiaigawa Station on the Keikyu Main Line.

The property is a reinforced concrete office building with six above-ground floors and one basement level, completed in May 1991. It has a Gross Floor Area of approximately 439 tsubo (approx. 15,621 sq. ft.), and its typical floor plate is about 77 tsubo (approx. 2,740 sq. ft.). The building has a ceiling height of 2,600 mm, one elevator and raised access floors throughout.

Seller Tasuki is the core operating company of Tasuki Holdings, which is listed on the Tokyo Stock Exchange Growth Market, and focuses primarily on the planning, development and sale of investment real estate. Buyer Nippon Librain is a Hamamatsu-based holding company centered on IT businesses and has Familia Partners within its group, which provides building management and property management services. Given its ability to manage and operate assets in-house through its own group companies, the acquisition appears to be of a fully leased income-producing property.

In the surrounding area, OIMACHI TRACKS, a large mixed-use redevelopment project in front of Oimachi Station led by JR East, opened in March 2026, enhancing the area’s role as a commercial and business hub. Tachiaigawa Station also offers strong accessibility, with the shortest travel time to Shinagawa Station being five minutes via the Keikyu Main Line, and the property is in a location expected to benefit from the spillover effects of the large-scale redevelopment underway around Shinagawa Station.
