CRE Starts Development of Logistics Facility in Shiwa, Iwate

CRE secured a development site in Shiwa, Shiwa District, Iwate Prefecture, on April 10, 2026, and has started development of a logistics facility, “(tentative name) Iwate Shiwa Project.” The facility will have a Gross Floor Area of approximately 5,845 tsubo (approx. 207,824 sq. ft.) and is scheduled for completion in June 2028 as a multi-tenant logistics property. It will be the company’s second logistics facility development in the Tohoku area, following its project in Taiwa, Kurokawa District, Miyagi Prefecture.

The plan calls for a one-story general warehouse of approximately 5,252 tsubo (approx. 186,719 sq. ft.) together with two hazardous materials warehouses totaling approximately 592 tsubo (approx. 21,049 sq. ft.). By placing the general warehouse and hazardous materials warehouses on the same site, the project is designed to accommodate a wide range of integrated storage needs, including hazardous materials. The general warehouse will be divisible into as many as four tenant spaces and will feature floor load capacity of 1.5 tons per square meter and clear height of at least 5.5 meters. In addition to a truck court that can accommodate 36 large trucks at the same time, the property will include staging space for 16 large trucks and 118 passenger-vehicle parking spaces.

The planned development site is located about 200 meters from the Shiwa interchange on the Tohoku Expressway, providing excellent highway access. It is within about a 30-minute drive of central Morioka and has the potential to serve as a wide-area distribution hub covering the entire northern Tohoku region. According to hazard maps, the site has low flood and landslide risk, making it well suited for business continuity planning.
