Nomura Real Estate Starts Mixed-Use Redevelopment in Front of Kita-Kogane Station in Matsudo

The Kita-Kogane Station South Exit East District Type 1 Urban Redevelopment Project, in which Nomura Real Estate Development and HASEKO Corporation are participating as association members, broke ground on April 1, 2026. The project covers an approximately 0.9-hectare redevelopment area on the south side of JR Kita-Kogane Station and will deliver a mixed-use complex comprising residential, retail and plaza space. It will be the first association-led urban redevelopment project in Matsudo. Completion is scheduled for fiscal 2028.Under the plan, two buildings will be developed: a 20-story, approximately 60-meter-tall building on the north site and a 15-story, approximately 45-meter-tall building on the south site. Gross Floor Area will total approximately 6,577 tsubo (approx. 234,029 sq. ft.) on the north site and approximately 3,037 tsubo (approx. 108,066 sq. ft.) on the south site. The project will include 379 residential units, planned, along with retail space. A plaza of approximately 1,000 square meters (approx. 10,764 sq. ft.) will also be created on the site. HASEKO Corporation is serving as the design and construction contractor.Within the redevelopment district, narrow roads, aging buildings and underutilized land had posed challenges in terms of disaster resilience and safety. As part of Matsudo City’s Location Optimization Plan and its compact city policy, the project is intended to improve disaster preparedness and create open space. It will also form a continuous urban fabric with the adjacent Kita-Kogane Station South Exit Type 1 Urban Redevelopment Project, which was completed in 1994.Station-front redevelopment projects have been accelerating along the Chiba-Ibaraki section of the JR Joban Line. At Matsudo Station, a new station building is scheduled to open in spring 2027, while on the east side of Shin-Matsudo Station, a 314-unit mixed-use residential and commercial building is planned with Mitsubishi Estate Residence, Misawa Homes and Tokyo Tatemono participating. At the north district of the west exit of Kashiwa Station, a large-scale redevelopment project is underway with Mitsui Fudosan acting as project partner. At the west exit of Toride Station, another mixed-use redevelopment project with approximately 200 units is targeting completion in 2029.
