Industrial & Infrastructure Fund Announces Sale of Logistics Asset in Higashi-Osaka
Industrial & Infrastructure Fund Investment Corporation (IIF) has announced the sale of its trust beneficiary interest in the “IIF Higashi-Osaka Logistics Center,” a logistics facility located in Higashi-Osaka City, Osaka Prefecture.
The asset will be sold for JPY 5.25 billion—more than double its book value of JPY 2.415 billion as of January 2025, and exceeding its appraised value of JPY 4.56 billion.The property is a steel-frame, five-story logistics facility completed in November 1991, with a gross floor area of approximately 6,125 tsubo (approx. 202,500 sq. ft.).
IIF originally acquired the asset in April 2013 and has since operated it with stable performance. In April 2023, the fund executed a 15-year fixed-term building lease agreement with a key tenant.Proceeds from the sale will be distributed to unitholders over three fiscal periods starting from the January 2026 fiscal term. Additionally, part of the funds will be allocated toward repurchasing IIF investment units and repaying debt. The transaction will be carried out in three phases between August 2025 and August 2026.
