TRC Fully Leases Logistics Building “A” in Heiwajima

Tokyo Ryutsu Center (TRC) announced that Building A, a multi-tenant logistics facility in Heiwajima completed in August 2023, has reached full occupancy as of April 2025. With this, all logistics buildings operated by TRC—totaling approximately 120,000 tsubo (approx. 397,000 sq. ft.)—are now fully leased. Building A alone houses around 50 tenants, with its entire leasable area of approximately 47,000 tsubo (approx. 155,400 sq. ft.) now occupied.
The 7-story facility has a gross floor area of approximately 61,000 tsubo (approx. 201,700 sq. ft.). Floors 1 to 3 are subdivided into flexible units starting from 144 tsubo (approx. 4,760 sq. ft.), while floors 4 to 6 offer contiguous floor plates of up to 7,800 tsubo (approx. 25,800 sq. ft.). Located just a one-minute walk from Ryutsu Center Station on the Tokyo Monorail and one kilometer from the Haneda Route of the Shuto Expressway, the facility is well-positioned to serve both last-mile delivery and high-frequency distribution needs.
Looking at tenant composition by leased area, companies leasing 300–500 tsubo (approx. 990–1,650 sq. ft.) account for 32% of total tenants, followed by 500–1,000 tsubo (approx. 1,650–3,300 sq. ft.) tenants at 23%. Third-party logistics (3PL) operators occupy about 27% of the space. By industry, the largest share goes to industrial equipment developers (16%), followed by event and media-related firms (11%).
Leveraging its operational expertise centered around Heiwajima, TRC has been expanding its third-party logistics property management services since October 2017. In April 2025, the company announced a strategic alliance with Nankai Electric Railway, aiming to establish a trunk transportation route between Tokyo and Osaka that incorporates next-generation mobility such as autonomous trucks and freight rail.
TRC’s long-standing presence in Heiwajima—considered one of Tokyo’s premier logistics locations—continues to draw industry attention.
