Logistics Facility Breaks Ground in Akashi, Hyogo Prefecture by CRE and Chuo-Nittochi

CRE Inc. and Chuo-Nittochi Co. began construction in June 2026 on the tentatively named LOGIWITH / LogiSquare Akashi, a logistics facility in Okubo, Akashi City, Hyogo Prefecture. Completion is scheduled for August 2027.

The facility will be a build-to-suit logistics property, with a total of 10 single-story buildings on the same site. It will consist of one main logistics warehouse building and nine ancillary buildings designed to support management and operations tailored to the characteristics of the goods stored. The facility is planned to have a Gross Floor Area of approximately 5,836 tsubo (approx. 207,700 sq. ft.). The development site is located about 4 kilometers from the Okubo interchange on the Daini-Shinmei Road and about 6 kilometers from the Akashi-nishi interchange, and fronts National Route 2. It is also within walking distance of Okubo Station on the JR Kobe Line.

Akashi City has had limited supply of logistics facilities. Looking at supply volume by Gross Floor Area over the past five years, supply in Amagasaki City, closer to Osaka, increased sharply from approximately 405,000 tsubo (approx. 14.4 million sq. ft.) to approximately 609,000 tsubo (approx. 21.7 million sq. ft.), while Nishinomiya City increased from approximately 86,000 tsubo (approx. 3.1 million sq. ft.) to approximately 157,000 tsubo (approx. 5.6 million sq. ft.). By contrast, Akashi City remained nearly flat, rising only from 5,729 tsubo (approx. 203,900 sq. ft.) to 5,888 tsubo (approx. 209,500 sq. ft.), according to research by the editorial team based on estie logistics research. While Akashi is farther from central Osaka than areas closer to Osaka, the city has a concentration of factories, and this project appears to reflect emerging storage and distribution demand related to manufacturing.

CRE has developed 37 properties, primarily under its LogiSquare logistics facility brand. Chuo-Nittochi, meanwhile, entered the logistics facility development business in earnest in 2023 and has been developing properties under the LOGIWITH brand. This project will be a joint development bearing both companies’ logistics facility brands and will develop the largest logistics facility in Akashi City.
