Tokyo Tatemono To Open Neighborhood Retail Center in Kawaguchi, Saitama Prefecture

Tokyo Tatemono will open minanoba Kawaguchi, a neighborhood retail center in Yanagisaki, Kawaguchi City, Saitama Prefecture, in September 2026. The property will be the second location in the series, following minanoba Sagamihara, which opened in March 2025.
The facility is located in a residential area with single-family homes and multifamily housing. It is about a 20-minute walk from Higashi-Urawa Station on the JR Musashino Line and about a three-minute walk from the Kitazono Jutaku bus stop operated by Kokusai Kogyo Bus. The property will also accommodate access by car and bicycle through a large parking lot and bicycle parking area. The two-story building will include 10 tenants, including a supermarket, consumer electronics retailer, restaurants and clinics.
Tokyo Tatemono has developed retail facilities tailored to the needs of nearby residents and office workers, including its urban retail facility series FUNDES and the large-format suburban retail center SMARK Isesaki. Similar initiatives in neighborhood retail centers can also be seen among other developers, including Nomura Real Estate Development’s SOCOLA series and Mitsui Fudosan’s LaLa Terrace properties. Demand is rising for retail facilities that can be used regularly within daily living areas, supported by factors such as an increase in dual-income households, the entrenchment of hybrid work and the expansion of e-commerce use. As a result, development of facilities that aggregate daily convenience functions near residential areas is spreading.
